Why quarterly inspections within your portfolio are a key

Dakotah from Arete Holdings Group on why quarterly inspections throughout your portfolio are a necessity (on single families and smaller multi-family properties).

We just completed our quarterly inspections at our rental properties, here is why we recommend you do the same if you own properties (even if you have property managers on site).

  • You’re able to build a deeper & meaningful connection with your tenants (not in the way that they can take advantage of you but rather it humanizes your business).

  • You’re able to see if the property is being well managed and maintained (yard, management company, your tenants, etc).

  • You’re able to identify any deferred maintenance prior to it becoming a bigger problem.

  • You’re able to see how your tenants are enjoying their homes (important to note for renewals).

  • If you have furnaces, check the furnace filter supply and replace it if necessary.

These things are all critical as ongoing maintenance, rental discounts, and reducing tenant turnover can help with your portfolio’s performance.
